Lack of communication, Unclear report.
We were given an inaccurate appraisal. They appraised the house $30k less than an appraisal we did less than a year ago. They had the wrong style of house, brand new roof was considered average for an 18 year old home. Landscape was lacking. Middle of winter in Montana… no green grass, trees bare, no flowers etc., she didn’t include any mention of underground sprinkler system, pellet stove, connection for backup power for house and the list goes on. Absolutely ridiculous appraisal after a 15 minute visit and incorrect neighborhood comps. A new appraisal conformed my suspicions when it came out to be 150k higher than the appraisal she provided for a large out of state bank. Shameful behavio!
