The credit union I was going through to refinance my home used Bergrens Appraisal. After viewing my full basement, Bergrens reported that I had a crawlspace. In his appraisal, there was no mention of the new plumbing, new furnace, new deck, new overhead fans, new wall texturing, and a ton of updates that he chose to ignore.
