Do not use this Title Company! We used them 6 years ago and recently found out that they made a gross error of only giving us a deed for 1/2 interest in the property that we purchased. We discovered this when we were selling the property and the buyer's title company did a title search and informed us of this devastating news. The solution was to track down the prior owner and get her to sign a corrected deed.
