Update - still a terrible company. We moved out May of 2024. They charged us for repairs, painting, carpet cleaning, clogged AC (even though we had to call them out every 6 months for 7 years to fix broken AC), house cleaning, and replacement of 2 appliances that worked fine upon move out. I NEVER have had to video my appliances working upon moving out. My opinion is that they were outdated (upon move in) and this was a way to update the property and charge the tenant. Sleazy. My experience with Atrium Management has been frustrating and legally questionable. After I vacated the rental property in full compliance with the lease, the landlord failed to return my security deposit or provide an itemized list of deductions within the timeframe required by Florida Statutes § 83.49. Florida law clearly states that a landlord has 15 days to return a tenant’s security deposit if there are no claims or 30 days to provide written notice of intent to impose a claim.
