The old chimney flashing had been buried beneath several layers of roof cement. They removed the buildup, replaced the surrounding shingles, and installed proper step and counterflashing. A little mortar dust was left on the deck below, but it was easy to sweep up. The repair was competitively priced and the ceiling stain has not returned.

A week after our roof was finished, I noticed one ridge-cap shingle sitting slightly higher than the others. It may not have been a serious problem, but once I saw it, I couldn’t stop looking at it. I sent a picture and someone came back to secure it. That response mattered to me because the rest of the replacement had already gone smoothly. Our rear scupper froze repeatedly during winter, causing meltwater to back up across the flat roof. The roof membrane had begun separating near that outlet, but the drainage freeze could not be solved by roofing work alone. An electrician and plumber were consulted before the final scope was selected. Damaged membrane and insulation were removed around the scupper. The first visible problem was staining along the soffit rather than a ceiling leak. Water was running behind the gutter and reaching the roof edge because several gutter-guard sections had lifted the shingles. The fascia and lower decking had begun to deteriorate in two areas. The shingles were already near the end of their expected service period, so we compared an eave repair with complete replacement. There was no old roof to remove on our rear addition. The project started with new sheathing, which made it possible to inspect the entire surface before any roofing material covered it. That also meant errors in slope, drainage, or threshold height needed to be addressed immediately rather than blamed on an existing system.
