I am President of an HOA next door to 8 Biltmore Estates managed by AAM. The VP of that property is Sue Larsen, who has been a great help to our community and very colaborative. She is personable, bright and goal-oriented. The homeowners at 8 Biltmore Estates are fortunate to have Ms. Larsen manage their community.

Wish I could put 0 stars. I hate this HOA Company. Our neighborhood switched to them about 2 years ago. They kept “pinging” me for things my prior HOA approved. I kept emailing them asking them to call my cellphone at their convenience to to talk about numerous issues and they never called. They are rude, when I finally got someone on the phone they bluntly and rudely go “do you know how an HOA works?’ I honestly think they’re prejudiced against single mothers, who work. All they’ll do is take your hard earned money. I can’t wait for them to be removed.

Sue Larsen, the GM for 8 Biltmore Estates in Phoenix, is doing a terrific job for the residents - like me..! She has an even disposition, is always positive and upbeat and, most important, she follows through and get s the job done. Susan Gomez at the Fort Wayne, Indiana branch is doing a fantastic job for our Buckner villas neighborhood. She reacts quickly & is spot on with her answers. We own property in Florida & have not always had such a positive experience with property managers. AAM is fortunate to have her.

We moved to Fairway Lodge at the Biltmore last May and unfortunately did have a few mishaps along the way... What started as a rather bumpy ride has become smooth sailing all thanks to our relatively new property manager Sue Larson. She has helped us with good vendors, and corrected things with not so good vendors. She is so attentive to detail and she along with a good board and good neighbors has made living here a wonderful and welcome experience. Steve and I just thought you should be aware of what a good job she is doing under difficult circumstances. Thank you AAM. Leigh & Steve Ceballes #208.

I would like to share with you what an asset Kim Rinehart, our HOA Manager at Sun City Festival, Buckeye is to us. After 35 years working with corporate managers in all walks of life I have rarely been associated with someone as dedicated, as caring, as devoted as Kim is! She genuinely cares about the residents here and is equally devoted to her employees! If a problem arises she is there to find a solution to fix it. I really enjoy working with her and hope to be able to do so for many years to come! Sincerely! Vicki Cook

AAM,. is awesome. I moved in October 2019 unaware of the no parking on street. I recieve violation notices and fees. i explained to them that i wass unaware of the rules. AAM, waived all fees. Thank you again

Today is 3/18/2020. The country is in a pandemic. My son is a student at ASU which has as of Sunday, suspended all on campus classes. As a result, many students are not on campus and they are in their homes, social distancing as instructed by the CDC, WHO and a multitude of other organizations. My son lives in a 4 bedroom condo at Villagio at Tempe. The condo has a 2 car garage which leaves 2 of the roommates to park in the general parking area. Today my son parked in a guest spot as most people are home, again, as instructed. My son went to his vehicle to go to the store to pick up a prescription and found a "Barnacle" on his windshield. After many attempts to get someone on the phone I was successful in speaking to Shanna T***** who informed me that if he is a resident at the complex he may not park in a guest spot. She took great pleasure in informing me that it was all spelled out in his lease agreement. Such great customer service and compassion during this time. If I could leave a zero star review I would. I will try and place negative reviews every place that I can. This company is deceitful and underhanded at best. As you can tell by their 1.25 star overall rating.

Also, if we purchase a resident parking spot then they should provide enough parking for the residents so they don't have to utilize the guest spots.
