They are thieves masquerading as a property management company. Hidden fees, administrative fees, move in fees, move out fees, fees to pay your other fees, its a nightmare. Don't go anywhere near them, find somewhere else to live. I dealt with them at multiple different housing units over the course of my 5 years in Provo and it was awful.

Charged my roommate 2 extra late fees, didn't return my deposit for months after I moved. The people on the top floor of my building (also renting from Aspen Ridge) had a leaky ceiling for months. A friend rented from them and his apartment was disgusting when he first moved in. I hear story after story. It's clear that tenants are not the priority. When you call and speak with them, they're horrid. When you go in and talk, they're much more agreeable.

Aspen Ridge Management—notorious for charging gratuitous fees for things never seen or done or finished. They are only in the business for a profit and not looking out for a students best interest...and I’ll argue even for the owners best interest. Aspen Ridge management are great people to work with. They are respectful and will make every attempt to help you and understand. Just make sure you read the rules,addendum and contract. You will have a good experience. They will also respond personally.
