This company is criminal. They primarily serve college students and only offer year long contracts, when they know that the students will not be there for half of the year. The leases are non-negotiable and they own half of the available student housing for ***. This gives students almost no choice when getting housing and forces students to pay for housing they dont need during the summer. We do not own the majority of the properties we manage, we manage them for private owners who use a property management company to rent, maintain and handle the day-to-day operations. Very dishonest and unethical charges upon move out when they didn't even manage the property until a few months before my son moved out when the property was bought by another owner. My son had even filled out a move in form about the condition of the apartment when he moved in which was that it was filthy (they don't care about this). Shouldn't it have to be as good or better than the move in condition (which it was better). He was charged for drip pans when he moved out (they weren't new when they moved in and had never be... read more

******, Thanks for reaching out. I have reviewed the charges and cleaning and have found them to be correct. We did do an inspection when we started managing the condo, so we do know the condition of things. We understand it can be frustrating sometimes when cleaning is charged, but we did inspections at the time of transfer of management, and at checkout found areas that were not cleaned. RecommendedAspen Ridge provides not only housing and top notch services, but they do it at an anaffordable rate. I've rented from them for a year and a half and during that time I've only had one situation that we disagreed on. That's hard to come by. They go out of their way to be polite and proffesional at every turn. I highly recommend them to anyone I know of that's looking for a place to rent regardless of the type of unit they're looking for as they can meet almost any need. They have been a great place to rent through and work well with you.
They are thieves masquerading as a property management company. Hidden fees, administrative fees, move in fees, move out fees, fees to pay your other fees, its a nightmare. Don't go anywhere near them, find somewhere else to live. I dealt with them at multiple different housing units over the course of my 5 years in Provo and it was awful.

Charged my roommate 2 extra late fees, didn't return my deposit for months after I moved. The people on the top floor of my building (also renting from Aspen Ridge) had a leaky ceiling for months. A friend rented from them and his apartment was disgusting when he first moved in. I hear story after story. It's clear that tenants are not the priority. When you call and speak with them, they're horrid. When you go in and talk, they're much more agreeable.
Aspen Ridge Management—notorious for charging gratuitous fees for things never seen or done or finished. They are only in the business for a profit and not looking out for a students best interest...and I’ll argue even for the owners best interest. They are slow to act but quick to charge you...maybe secretly that’s their motto?? They are ridiculous to work with when there is an issue and it is always your fault.
