Do NOT let this man fool you with his "hybrid appraisals." He sends a Realtor (he calls them an "observer" in his reports) to your home to take notes then he sits at his desk and uses YEAR OLD SALES data to appraise your home. We live in a new construction neighborhood with 5+ homes selling each month and he used comparables from a different neighborhood with a home that sold a year ago!
