I had an appraisal completed by this company. When I received the report, I realized that in comparing all comps, they missed the fact that I have a fireplace. I send an email to my loan processor who messaged the appraiser. Not a big deal. Well when I received the corrected appraisal reflecting the fireplace, he only added $1k for the fireplace when comparing the property to comps (I live by the beach and I am sure that a fireplace only adds $1k to the property value!) and dropped the value of my house by $25k!!!
