If I could add 0 stars instead of 1, sure it would be more accurate. American Management is the worse management ever. I encourage everybody to do no rely on them for renting a new apartment/house. They are very efficient to lease but after moving if you have a minimal problem, take a chair and wait and be prepared to be treated with arrogance. They will repair the minimal of the minimal. Me and my familty came to Baltimore to spend a year as researchers at Johns Hopkins. We are from Brazil in a sabbatical that cannot be extended for a longer period. We search for a place for a while, since most people was not willing to rent for only one year. We thought we were lucky to find american management because aparently there was not restrictions about renting the apartment for only one year. NO STARS! Absolutely the worst there is in baltimore. They add on BS non-refundable fees. Their maintenance is a JOKE. Literally two weeks for one plumbing issue- and over a week for the second. Which they charge you for- btw. They kept the previous tenants security deposit- but didn't do any work or clean the house prior to us moving in. The staff is RUDE. They are the worst- avoid renting from them at all cost!!
Similar story for myself and my gf. We lived there from June 2013-June 2014 and everything was alright until we moved out. Not only did they charge us our full $900 deposit, but also tacked on an extra $800+ for a full carpet replacement in the house. The carpet was in bad shape when we moved in. It was poor quality, low end office carpeting at best, and besides smelling of mildew, there was an imprint of a clothes iron burnt into the carpet in one of the bedrooms when we did the initial walk through before we even moved in.... read more
This is by far the worst leasing company I have ever dealt with. They were not upfront about their pet policy- which ended up being $15/month and $100 additional NON-REFUNDABLE fee per pet. The previous tenants had dogs- judging from the condition of our 'move in ready' house, the deposit does not actually cover anything. Our walls were damaged in every room. I can only echo the negative reviews here and elsewhere. American Management was very sweet and actually charismatic while we were getting ready to move into one of their buildings a few years ago. As soon as we signed the lease it turned on a dime into some insane bad movie stereotype of the unscrupulous building owner. They're smart enough to know that students don't have the time or finances to fight for their rights in situations like ours. The worst housing experience I've ever had. In fact the worst experience with ANYTHING I've ever had. They'll be all sweet and charming until you sign and then they turn into monsters. All of the negative reviews here echo my experiences so I won't bother to repeat except to say you will regret signing a lease with American Management. Don't do it. Negative 100 stars.
Horrible, horrible, horrible. If anyone from American Management, from the owner down to the shrew sitting at the front desk, told me the sky was blue I'd say hold on, I'm going outside to check. They were my introduction to Baltimore and fortunately everything else is great, but wow, what an awful, mind blowingly nightmarish experience they were. Avoid American Management of Baltimore at all costs.
I wish that I had read these posts before signing the lease with this absolutely HORRIBLE company. I am glad that I am not alone in my feelings towards American Management. Truly the worst and most disrespectful landlords I have ever had. Before moving in there were many repairs that had to be completed; filthy torn carpets, cigarette smell, fridge that was missing drawers and frozen with a sheet of ice.
