I have been living at LVL West in Philadelphia and have experienced multiple maintenance and management concerns. Most recently, I reported a ceiling leak on July 28, 2025. Despite repeated notices, the repair was delayed for over two weeks, and no full inspection was ever conducted to check for hidden damage or health risks. On August 14, management painted over the affected area without addressing the root cause. I toured Garden Court Towers on May 9th. Although the building is new and the amenities are nice, there are three things that made me walk away from Garden Court Towers: 1. The elevator in the new tour broke down during my tour. That convinced me that the other reviews on google from tenants complaining about losing hot water and central air are likely true. 2. Absolutely miserable process in applying. Nothing ANYWHERE said ANYTHING about the “security deposit” that you’re required to pay WITH YOUR APPLICATION, let alone if it’s refundable or not. The fine print doesn’t even cover it. I got a lease from LVL North that had more fees than I anticipated, so I told them I had to decline the lease and live somewhere else.
