We had to sue this company and legally vacate the property due to a hazardous level of black mold and a rat infestation. Alabama rental managers now known as americas rental managers along with the owners of the home hid this information. Our family suffered numerous health issues and we were forced to hire an attorney to move out. This company let a plumbing leak continue for 3 months allowing even more mold spores to saturate the air in the home. In October 2021 the tenant reported a "pipe burst" over the garage. The first vendor assigned was unable to stop the leak after attempting repairs to the bathroom above the garage. When the 2nd assigned vendor arrived, the tenants stated they had a clog in the shower and the water spilled over the sides. This water drained below the shower and into the ceiling of the garage. Worst company in Birmingham or Alabama for that matter to rent from. My biggest complaint is the maintenance department. A/c unit is broken and I submitted a request through their portal. Almost 2 weeks later and my A/c has not been repaired. I have 2 small children in the house and have expressed my dilemma with them in great detail. Multiple voice messages sent with no response. LENGTHY BUT PLEASE READ IF YOU'RE CONSIDERING RENTING FROM ALABAMA RENTAL MANAGERS My family and I moved into a home managed by ARM 11/20/20. We moved two hours away from any friends or family to be closer to my husbands job. We have three small children (7,4, and 7mo). On 11/26/20, our septic system backed up into the house. We called ARMS "emergency maintenance" line and reported it. We understood with the holiday it would be hard for them to find anyone willing to come out and pump the septic tank. ARM review HORRIBLE! Horrible customer service. Can't ever talk to anyone. Takes a week or more the get email response. They don't take care of the renter at all. Couldn't get them to fix anything when we lived in the house then got charged over $1500 for cleaning, light bulbs (that blow quite frequently and were replaced constantly during the time in the house) charged for painting when we requested they paint before we moved in and after telling us they would they did not. Had to terminate lease early due to care for son in another state. Left rental place in excellent condition. It was rented the next week. They had told me I would get my deposit back within 45 t0 60 days. They did not give back my deposit and gave me a bogus reason. I can't afford a lawyer. These people are crooks and liars. Do not rent form Alabama Rental Managers, LLC

We completed our second lease with Alabama Rental Managers (ARM) on 07/31/2017. During the course of this lease, we experienced numerous problems with high electric bills ($545.00 in August '16, $450 in Sept '16, etc.) After repeated calls ARM sent out AC technicians who reported nothing wrong with the system. I notified ARM the difficulty was with older windows and doors allowing air through. ARM notified me those repairs were up to the homeowner.
