Americas Rental Managers have failed to recoup funds totaling over $3,000 dollars from a previous tenants damages after move out. We as owners paid out of pocket and elected to have the case handed over to an attorney who would complete **** tracing after ARMs efforts to collect, and they would serve the tenant. Been renting from ARM for going on 2 years and day one it was no microwave and freezer and oven and both bathrooms didnt work properly took about a week each to resolve the issues or a little longer and every repair has been half assed to say the least to now my hot water heater burnt up the bottom element after they had a plumber replace the elements 3 weeks ago an about burned down the water heater and now 12 days later and still counting I still dont have hot water ! My experience with American Rental Managers is HORRIBLE. I don't know where to start. I have rented with ARM (should be STRONG ARM tactics) for five years now. I have paid rent for 60 months straight without one late payment. This is something you should look out for when dealing with these slick crooks and thieves. Scheduled move in date previously confirmed, upon arrival from out of state no keys were provided. I spent $900 on movers who couldnt do their job due to ARMs incompetence. How do you not provide access to your units? Went a month with no dishwasher even though the Property Mgr submitted the request on move in day to remedy. Alabama Rental Managers tend to turn their heads on reasonable request to maintain a rental home that has a yard. I rented a NEW home in Weaver Al and when I moved in during Oct the front had been poorly sodded with no top soil under the sod and the sod just placed on red clay dirt. The back yard just had hay thrown over the red mud which tracks into the home and very difficult to keep cleaned so that the red mud would not stain the floor. We had to sue this company and legally vacate the property due to a hazardous level of black mold and a rat infestation. Alabama rental managers now known as americas rental managers along with the owners of the home hid this information. Our family suffered numerous health issues and we were forced to hire an attorney to move out. This company let a plumbing leak continue for 3 months allowing even more mold spores to saturate the air in the home. In October 2021 the tenant reported a "pipe burst" over the garage. The first vendor assigned was unable to stop the leak after attempting repairs to the bathroom above the garage. When the 2nd assigned vendor arrived, the tenants stated they had a clog in the shower and the water spilled over the sides. This water drained below the shower and into the ceiling of the garage. Worst company in Birmingham or Alabama for that matter to rent from. My biggest complaint is the maintenance department. A/c unit is broken and I submitted a request through their portal. Almost 2 weeks later and my A/c has not been repaired. I have 2 small children in the house and have expressed my dilemma with them in great detail. Multiple voice messages sent with no response. LENGTHY BUT PLEASE READ IF YOU'RE CONSIDERING RENTING FROM ALABAMA RENTAL MANAGERS My family and I moved into a home managed by ARM 11/20/20. We moved two hours away from any friends or family to be closer to my husbands job. We have three small children (7,4, and 7mo). On 11/26/20, our septic system backed up into the house.
