So far Mary has been sweet. My concerns are getting our security deposit returned. After reading a few reviews I'm questioning if Mary will do the right thing. We pay our rent on time, take good care of this apartment and quiet. However us being in our 60's and have disabilities I'm trusting we will not be screwed at the end of our lease. We need a 3rd bedroom so we will be moving out of this apartment and will need our security deposits back. I'm asking Mary if she is able to get us in a 3 bedroom apt.

She is a thief and a liar. I rented from her and she stole my security deposit -800.00. One of her relatives told me that she lets city council members use her apartment in Paris and her condo in West Palm Beach so that she gets special attention. I had a friend rent from her, also. She did the same thing to her - kept her security deposit -900.00.

I would not even give this company 1 star. Mary Brown is a very disgraceful thief. She falsifies information. She also knows how to ride just on the line to not be in trouble for anything. I was disgusted the entire time I lived in the apartments she "manages" as we all know the Mary Brown Trust owns the properties. She hides behind Advantage Plus. Advantage Plus what? We like Advantage Plus Management – My husband and I have investment properties. We have used Advantage Plus, Inc. in Woodstock. We can't say enough good things about them. Are they perfect? No way. We are impressed with the way they handle tenant problems for us, collect rent, care about our property, inspect our properties when the tenant moves out, document and they take the time to really make sure our property is put back in order when a tenant doesn't clean or repair their own messes. Nothing but headaches! – I would rate this company a zero if I could! The only good thing they did was rent our property out fast. After that our experience was terrible. It took at least 8-11 weeks to get our portion of the rent payment after the tenant had paid Advantage Plus. Twice our rent check was shorted and we had to wait another month to get the rest of the money. Told when we hired the company that they would inspect the property and send us photos and an update on the condition half way through the rental contract... read more

Great Management Company – Can't say enough good about this management company! We could not sell our home so after months of few lookers and no takers, we called Advantage Plus to help us get our home rented. They were responsive, explained the management process, e-mailed the contracts to us, answered all of our questions and handled every thing for us so we could move across the country for a job relocation. Homeowners – REVIEW ALL CONTRACTS AT OFFICE BEFORE SIGNING. MAKE SURE THAT THE DATE OF THE MONTH YOU SHOULD RECEIVE AND HOW MANY DAYS FROM THE TIME RENT IS RECEIVED TO WHEN IT IS SENT TO YOU IS IN CONTRACT. CHECK TO SEE IF THERE IS A CLAUSE FOR 2 COMMISSIONS... ONE MONTH'S AT THE BEGINNING OF THE TENANT LEASE AND ANOTHER AT THE END OF THE YEAR.
