I would recommend extreme caution in any real estate matter involving Adam Fonda. My experience with Adam Fonda raised serious concerns about his respect for signed agreements and his involvement in last-minute "surprises" that surfaced only after agreements had already been made. I rented my home to Adam Fonda's father Graham Fonda. Adam personally emailed me the signed lease agreement, which clearly stated that either party could terminate the lease with at least 30 days' written notice.
