I have been patiently waiting for my refund for nearly 4 months now. While I was a Tennant, they wouldn't fix anything, had constant issues from AC during peak heat to even plumbing issues caused by roots that they wouldn't even fix. And lots of things that were wrong that I reported including a completely rotted away fence. The check out inspector assigned to our rental property (Hasnain Rashid) LISTED SIXTEEN ITEMS AS NEW DAMAGE THAT WERE ACTUALLY OLD DAMAGE. Their own photos show this. Bringing his errors to their attention, a general reply from "Diana" was not the least contrite -- but rather somewhat defiant and reflective of the defensive posture this suboptimal business takes in its other rebuttals. If I could give ACT property management zero stars, I definitely would. My fiancé and I rented a property from them out in woodlake and were only there for 6 months unfortunately being forced to break our lease early. Pipe busted in the living and flooded the whole downstairs. Our property manager was not very helpful at all during the month and a half that we waited for everything to be fixed. The property manager was kind but did not meet my expectations at all. Communication was not very good. We found the home not in the best condition and left it cleaner than we found it and we were penalized for it. The house also flooded due to no fault of our own and the ownership and management would not work with us to reduce rent. Would not use ACT Property Management ever again and would absolutely not reccomend them to friends or family.
