I've been living here for 4+ years. It's an old building, that requires a decent amount of maintenance, in a beautiful neighbourhood. We've had a lot of superintendents over the years, so issues around the building and in my unit weren't dealt with as quickly as we would have liked. However, since Paul has taken over as superintendent, things have improved drastically. He communicates with the tenants well and keeps us in the loop with everything going on. I am giving the 5 stars mainly due to the Superintendent in charge, Paul, who has made starting over easy and hassle free! Also, I love the fact that there is no air-conditioning or dishwasher. All the windows are of a decent size, even the basement apt., plus it is on the Toronto Tour built for the veterans of WW1.

I have been living at 245 Howland Avenue since 2017. This is my *updated* review. The 5 stars reflect the excellent work our latest superintendant, Paul, has been doing. Our buildings are old and require ongoing care. Paul is an experienced super with great handyman skills who repsonds to requests immediately; always inspecting issues to ascertain whether he can repair before calling the specialists. If this review was purely for Paul, it would be 5 stars. However, I can only give the building itself 3 stars. This review is purely for Paul, and does not reflect how I feel about the building. Paul has been a great superintendent, very helpful and responsive, a much needed improvement! We used to have maintenance requests pending for months, but Paul resolved them in a timely manner, and is always willing to help. Lived here for 5ish years. The current super (Paul) is probably the best we’ve had in that time period. Quick to address maintenance issues, friendly and always working hard to improve the place beyond things that need repairs.
