The food is amazing, Mama Fran is great and this is my new go-to place for lunch. There is some seating but it's primarily take-out. UPDATE My original review was over a year ago. Now, Mama Fran is gone, there's new ownership there (maybe?) and despite them having open hours listed on Google Maps, every time I go there they are dark and doors are locked. They don't pick up the phone either. Whomever took over seems to have given up on this place, which is a shame. Under Mama Fran, it was delicious.

No soul was put into the food! Basic, bland and overpriced room temperature food. Tried it 3 times and still was disappointed every time, even with a change of owner smh

Picked up spare ribs, BBQ chicken, greens, and Mac & cheese. My friend had spare ribs, au gratin, Mac & cheese, and brisket. The greens were awful. They were chewy, grassy, with distinct sweetness seemingly added to offset the bitterness. Sweetness was dominant, yet still bitter aftertaste. The chicken was three drumsticks, Long past they're prime and dried out. The Mac and cheese looked like a new batch was mixed with old one the cheese was seperating.
