- ALTA was sent over one hour before closing with a notary who could not explain any of the documentation - signed paperwork was sent over unencrypted email with personal and financial information on it (including external email addresses cc'd) - buyers closing was pushed back without any notification to sellers - sellers had to gather their own information instead of title company

Had a terrible experience with the a recent settlement with this company in 2025. Incompetent and a complete lack of attention to details caused numerous mistakes. Settlement was as straightforward as can be yet the agents ineptitude forced error when there should not have been any reason for one. Company forces clients to do most of their required work collecting information (what are we paying for?), and they still get that simple piece wrong afterwards. Horrible! Found out about MD's non resident capital gains tax holdings up front the day of closing even though I provided my Washington State drivers license and military orders many times to these guys during the sale of my Columbia MD home. Wish I would have held off from closing. Lost $11k and still trying to get it back from the state. Dont use these guys they miss stuff!
