A lot of the problems here are caused by tenants. There are a couple of tenants that trash the property intentionally to cause problems for management. This includes leaving out food/clothes for the homeless and allowing them to enter the clubhouse by propping the door open. One tenant actually dumped their cats litter box into a planter that sits by a busy sidewalk. People are disgusting. Umbrella is just as problematic as any other property management company. This place is one of the absolute worst places to rent in Eugene. Over the last decade that have raised their rent for tenants by over 1300 dollars. 1900 a month for an apartment that hasn't been updated in a decade. Sewer problems all the time. With zero notice of water and electric shut offs that last days. The water that comes out of the sinks is often full of rust from the lead pipes they have and the rusty old water heaters in the unit. I love how clean and safe it is and it's within my budget and how the manager is very nice
