Windermere does a written move in inspection that is signed by the tenant and the inspector, if when you move out there are damages, it is the unfortunate reality that you will have to pay for anything that is not the same as when you moved in. (normal wear is of course accepted) No money can ever legally be held back without written proof that damages occurred. Photos of damages as well as the original property condition area also maintained.
You could rent a place from these guys, not even enter it for 6 months leaving it in the same condition and still not get your deposit back.
I Was a tenant through Windermere and at first they seemed great. Fixing things took longer than expected but they were not emergency type repairs so I was ok with the wait. Now upon move in they go through a very detailed list of damages or marks in the house with you. So the realtor and yourself walk through every room and Mark down every nail hole, crack in the paint ect. I thought this was great!
