Nobody called a roofer because of water. They called because pigeons had effectively claimed ownership of part of the building. Every attempt to keep them away failed. During the inspection, it became obvious that deteriorated roof edges and open gaps had created a perfect habitat. Once work began, entire sections of perimeter detailing had to be rebuilt. The issue wasn't leaks. It was puddles. Every time it rained there would be standing water on the roof for days afterward. Apparently water isn't supposed to live on your roof like a permanent resident. Royal Roofing Williamsburg mapped out the low spots and showed us exactly where the drainage problems were occurring. The roof replacement happened because of what came next. Ownership planned major HVAC upgrades, electrical improvements, and communications infrastructure work. Engineers recommended completing the roof first to avoid repeated modifications later. The Williamsburg crew installed a new roofing assembly while coordinating future equipment locations. This was a weird project because the roof itself wasn't in terrible shape. The parapet walls were the real issue. Water was getting into the masonry, freezing in winter, and slowly damaging the brickwork. They removed the existing coping stones, installed waterproofing underneath, added new metal flashing, and then reinstalled everything. From the street, the building looks exactly the same.
