I’ve been in small businesses over 45 years and signed over 50 leases. No landlord ever asked for 10% of business sales price for a simple lease assignment to new owner. It is the absolutely the worst greedy landlord/management trying to extort from poor small business owners.

Rather than returning a $1600 deposit from the 1990's, Westwood Financial's ultimate final greedy gesture was to KEEP ALL OF OUR SECURITY DEPOSIT even though the business had to exit the space with about a week's notice due to this new landlord not renewing 30+ year tenant's lease. Workers were hired, and the the interior and exterior space was thoroughly cleaned and was in excellent condition, especially for a 33 year old location. THEIR contractor damaged/ruined the outdoor sign in the process of removal, we have the pics.... read more

Westwood will do anything to drive out longstanding small businesses. Rather than returning our almost $1600 deposit from the 1990's, their ultimate final greedy gesture was to reduce the offered amount down to less than $300. Eastway Eye Care paid for the interior and exterior space thoroughly cleaned and was in excellent condition, especially for a 33 year old location.
