not UCSC student friendly other than location. resident for 2 years, moved out a couple months back and still waiting to get my deposit back. bathrooms have no vent, just a heat lamp and window making it incredibly easy to get mold. property management is incredibly slow with maintenance requests. our smoke alarms were constantly in need of replacement (apartment was NOT up to code) and it took a month for a simple battery replacement.

Resident for 1+ years, the house is in a great location and close to the university. I was able to sustain living alone for a year, but they’re not afraid to jump the prices on you after the first lease, so I had to pick up a roommate. Maintenance requests are answered pretty fast. Prepare to install your own forms of lighting, all the main rooms do not have any of their own. I lived here for a year in an updated unit. It was very comfortable and my neighbors were great. There are a mix of college students and families and professionals. Pretty quiet, nice setting. Convenient to everything and they take pets!! I had a conflict with management regarding my deposit but I filed a complaint and they were responsive and worked through it with me. Do not rent from these crooks! The property manager kept my $950 deposit without itemization as required by CA law and no explanation. I had my apartment professionally cleaned prior to move out--it was spotless. I did not have a single nail hole in the walls. I sent Kimberly Langon, Community Manager, numerous messages requesting that she explain why my deposit was retained. She refused to acknowledge or respond to any of them. I am now going to pursue small claims court.
