Ryan may be the worst appraiser I've ever dealt with. As someone who owns multiple properties, I refuse to work with him again. He is more interested in pointing out insignificant upgrades that have to be made to the property and holding the purchase of the property liable to those changes. He actually made me secure a loose deck board, and then went back out and found others to be secured. I found this to be ridiculous. I would NOT recommend hiring Ryan.
