This group will be nice to you when they feel safe charging 18%. The moment they are fearful they are invested in a bad deal they will burn you, and find a creative loophole for doing it. My partner and I will never use them again. We paid them consistently for 9 months on money that was never released for construction. They then called default on two properties, because in the fine print they cross-collateralize. The corrupt elitist mentality that you hear of, but never see/experience.
