Avoid This Place Lived here: December 2019 - April 2025 Started out decent but turned into a nightmare of bait-and-switch tactics and illegal deposit practices. What went wrong: - "Quarterly inspections" with less than a day's notice - they'll inspect your "home" 4-6 times a year like you're some kind of problem tenant - Management says one thing verbally, then cites completely different lease terms when convenient (told me I could hang things and "make it feel like home" when moving in, then charged me for wall damage on mo... read more
This apartment has many issues I have rarely experienced elsewhere. Itemized below. --The lease itself is ridiculous. PLEASE read the lease. If you move out before 8 months on the lease they will make you pay up to the 8th month. So if you move out on month 4 cause your mother dies or something, prepare to pay $10,000 of rent. Even if you move out after 8 months, you'll still pay $4,000 or so. --This place will come inspect your unit like 6 times a year. Prepare to have your privacy violated routinely. I lived at the Villas of Emerald Woods from February 2023–February 2025. When we first moved there we would have rated this place higher than a 5. The leasing agent, property manager, and maintenance guys were amazing and so helpful. However, after the property manager left in 2024 the place started to go downhill for us. We would let the new manager know that our home was nearly infested with cockroaches due to our close proximity with the dumpsters.
