Ute Valley Village Coop opened around May 1 of this year. My husband and I, along with 54 other households, own the building and the land under through the formation of a cooperative LLC. We have a 1300 sf 2/2 and were able to buy shares in the corporation for $250 K. Our monthly for everything is under 2,500. Around here that’s hard to find. Very unlikely to be a square deal. Somehow exempt in Colorado from regulations on securities as well as real estate, sales of 'housing cooperative' interests are very opaque. The sellers flat out refuse to tell you how much debt you're buying into, instead diverting your focus onto initial payments -- much like a car salesman selling you a car based on payments without ever divulging the total cost (or even rate & terms of the loan).
