If you’re reading reviews for this complex, please BELIEVE EVERYTHING written after July 15, 2025, when ZRS acquired the property. The difference has been night and day since Cortland left. Under Cortland, the community was clean, well-kept, and professionally managed. Hallways were cleaned weekly, the elevator was regularly maintained, and requests were handled promptly. The photos of the pool and other areas on the property's website are outdated—they were taken over six years ago, when the residence first opened under the management of Cortland Vera Sanford. Back then, it truly felt like a welcoming and well-maintained community. Unfortunately, since the change in management under the Waltons, the quality of the property has drastically declined. Just a month ago I would have give five stars. The Previous management company did an excellent job maintaining the Property The maintenance staff really took pride in their work. I have never lived in a complex that was as well-maintained as Cortland Vera Sanford once ZRS management took over All aspects of the maintenance has been severely neglected. These new reviews you see are correct. This property used to be the Cortland Vera Sanford which once was a nicely maintained complex with responsive staff. All of the sudden this new management company “ZRS management aka the Walton” wants to waltz in here and start barking demands at everyone and not reply to any emails or calls. Residents left with no AC, broken dryer, sink flooding, trash everywhere, g h e t t o and the management doesn’t care & doesn’t respond. I’ve been living in this community for a few years with Cortland Sanford, and I used to absolutely love it. It was clean, well-managed, and felt like home. Unfortunately, since the transition to The Walton, everything has gone downhill. There’s trash everywhere, the upkeep of the property has noticeably declined, and the service has become incredibly poor. It’s frustrating to see a once great place turn into such a mess.
