ELEVATORS: There are (3) Three Elevators in this building. Usually (2) Two of the Elevators are out of order and sometimes the 3rd Elevator has problems as well. It’s very hard to carry your belongings up 12 flights of stairs when returning from break. Sometimes the elevator will run and wont stop at some floors but will stop at others. If I could rate without any stars I would. My son subletted a unit in summer of 2023 from another student for a total of two months. He let them know if it’s filth and damage upon move in via their form. Upon moving out, they claim he damaged wall and was charged exorbitant fees for cleaning despite scrubbing and cleaning the unit prior to moving out. They can produce no documents to substantiate this and will not return his $150 security deposit. Avoid at all costs as they are predatory.

First impression was terrible. They told me that my room was ready and everything was cleaned before my arrival. When I entered the room and the common areas of the unit, it was disgusting. The guy who was there before me left his clothes on the table. The dishwasher could not be used. The bathroom was disgusting and nothing was cleaned. I posted pictures on google reviews. In addition, my roommate was not the cleanest person and was not very considerate. It was not possible to change the room on any occasion.... Another bad... read more

If I could give this place 0 stars I would. The management is terrible. As soon as my roommates and I moved in last year there was a severe cockroach infestation that took MONTHS for us to get fixed. Management kept blaming us for the issue when it had been there before move-in. Also, I have recently been having issues with creepy maintenance men randomly hanging out in my apartment. At U Club28 in Boulder, the administrators don't know how (or chose not) to communicate with students. Instead, they utilize rigid protocols that allow them to put a choke hold on the students at the first mistake they commit. At that point, they squeeze as much money as they can from the families. Corporate greed at its worst!!

Please address the fake "late fee" notice on multiple tenants' balances (according to management it is a "system error.") The longer we wait to see it taken care of, the more we think that it is INTENTIONAL and a scam tactic.

1. Weeks of living in unbearable August heat and humidity since they wouldn't fix ac unit (not livable apartment) 2. Unjustified late fee and emails telling me to pay the fee + extra month of rent. Please address asap. 3. I've had wonderful experiences renting at other places in Waco with the management, would definitely recommend looking at renting elsewhere.
