Am a first time home buyer/owner in 2013 and the seller used their services for appraisal. The house does not have a fireplace/chimney but the appraisal report mentioned 1 fireplace with chimney. Based on the exterior & interior of the house, there is clearly no fireplace with chimney! This report was provided to my mortgage company and I OVERPAID my home insurance every year since 2013. If possible, I would like to give the appraiser a negative score. He provided a wrong appraisal report to my house which says that I have solar panel leased. I do not have solar panel leased at all. We only have swimming pool heating solar system. Previous appraisers have never given us this kind of trouble. He refused to correct the appraisal report. I wish we could this guy 0 stars. I have no clue how they are doing this. The report was so faulty that , he has completely ignored recently sold properties claiming they were superior. There was no adjustment at all. He picked sales sold about 10 months ago and has the least values to bring down the value of the house. For other recently sold properties , they were just not picked. Now i know , how an appraiser can bring down the value of a property by picking the wrong properties and adjusting values based on that.
