James illegally rented a one bedroom apartment to us as a two bedroom from 2015 to 2018, until he got in trouble with the city of Ithaca so we had to move out. He claimed the city changed the zoning, but when we checked the records at City Hall, it was always zoned as a one bedroom (since 2011). Two years into living into the apartment, there was a giant leak over one of the bedrooms and James came to "fix it", leaving the apartment a mess with dirtied towels over the floor and footprints. Ithaca can be a difficult place to find a landlord who is honest, accessible, and professional. Three Hills Properties has excelled in each of these areas. I rented the apartment site-unseen before moving as a family to the area, nevertheless, everything was as described and the process was handled smoothly. When our dryer needed replaced, Jim was quick to find a replacement, and at all other times, not invasive in any way. Excellent landloard! I rented from Jim for four years and throughout the entire time he was always professional, making improvements to my apartment and easy to get a hold of. I adored the large three bedroom apartment I lived in on South Aurora St. The only reason why I moved was because I did not need such a large apartment for only me. Even though we met on a professional level as my landlord, I consider him to be one of my friends on a personal level.

I rented a Three Hills apartment for a period of three years. The apartment was in great condition with modern and well-maintained amenities. When issues arose (as is inevitable in any rental situation), Jim was easily reached and always knocking on the door within a few hours, ready to tackle whatever problem there may have been. If I ever find myself in need of a rental arrangement again, my first call will be to Jim to see if he has anything available.
