Appraiser was apparently in a hurry to go on his vacation and failed to get all the required signatures and adequate comps on his appraisal document. As he was on vacation and not reachable it caused a delay on our closing. This is unacceptable practice for this line of business in addition to being poor service!!!
I was very disappointed in our appraisal that was done on 1821 Flagstone Dr in Longview TX in November 2015. Mike Phelps obviously does not have a clear understanding what upgrades cost currently, including granite, floors, lighting, etc. After expressing to us that he has not seen a property in this area this nice, and conveying what he thought was outstanding conditions, he barely appraised our property over what a basic property would list at in this area.
