Have anybody had to go threw a home inspection with Terry Flood .. This is the worst company ever he asked to many questions that has nothing to do with the rental application. Do Not rent from Terry Flood

This apartment manager does illegal practices. Mr Fllood mistreats his tenants by not responding to requests to fix or replace broken items in their apartments. He raises the rent without notification. He will tell you your rent is due then charge you fees that will result in a judgment against you and eviction. Do not rent from any properties that are managed by Terry Flood

This is the WORST company to rent from. His staff aren't helpful with anything unless its collecting money. He is a nickle and dime Landlord. He charges $5/ day if you are late. I had lost my job and paid my rent late. Because of me being $50 short (due to my rent going up) he let it add up while he processed an eviction with the courts. I paid my late fees before court and he STILL said I had to pay the attorney fees of $522.50 ( instead of just giving me a courtesy call PRIOR to retaining an attorney and saying "hey you ar... read more

my wife scheduled an appointment with this persons office, and because of a case accident we were running 10 mins late.l which we called and let him know and apologized. He called my wife's cell back acting completely inappropriate and unprofessional. She apologized and he continued to verbally abuse her. We never went through with the lease. He showed up and showed us a townhome he was managing. We asked a couple questions about leases as we were selling my home and needing to rent temporarily. We then wanted to look at a house in Gladstone he was handling. We met with his partner i don’t remember his name. The house was very outdated. Stated that they want to see in our house. SCAMMER/SLUMLORD Our experience is similar to Margaret's. Terry is a scum bag slum lord. His homes are dumps to begin with and he has you fill out a move in sheet, which you both sign. He will not fix any of the issues on the sheet and then when you move out, he will sue you for all of the damages already wrong with the house and then again, not use that money to fix these alleged "damages" he will sue you for things like 15 gallons of paint to paint the inside of a 900 sq. ft. house.
