I have lived in Minnesota, Texas, Illinois and now Iowa in the last 5 years and the utter bias shown by this appraiser after purchasing 6 homes in 5 years is unbelievable. This is potentially the single worst appraiser I have ever dealt with, second only to one from Waco, TX, called to do an appraisal in Austin, TX, showing a complete lack of understanding the Austin market.
