Keep your eye on the small print if your dealing with these people, they prorate everything one day before closing, this means you pay the sellers taxes and insurance for one day, I've had hundreds of closings and never before have I come across something like this, and not sure how they are getting away with it, and shame on the realtors who use them, in this case its Encore Realty Services INC (Paula Hellenbrand) I would stay away from all parties and use someone else, I know I will.
