They will lie to you so beware, they place homes where water is allowed to run under them which will cause structural damage and buckling floors in the longterm as water is the #1 reason for structural damage and for your floors to rot and buckle. The lots they place new homes do not meet Texas law standards as these lots are unsuitable for any manufactured home to be placed on.
