A full-price offer on my home was nullified due to an appraisal issue related to our solar panels. Despite the known value addition of solar panels, the appraisal company claimed they were unsure how to properly assess them, which ultimately led to the deal falling through. This lack of competence, in my opinion, reflects poorly on their professionalism and dedication to their job. I would advise seeking a different appraisal company with a better understanding of how to accurately evaluate properties with solar panels.
COMPLETE FAILURE IN DETERMINING TRUE MARKET VALUE: This mom and pop shop completely missed the mark by generating a report with enough errors and omissions to file a complaint with FREC and the DBPR. - Failure to calculate proper square footage. - Failure to select proper comparables. Used distressed comps when other, proper comps were available. APPRAISER SAW TARP ON ROOF-- HE DID NOT GO ON ROOF, DID NOT ASK ABOUT WHAT THE SITUATION WAS OR ANYTHING. GAVE US THE IMPRESSION IT WAS NO BIG DEAL. REPORTED TO LOAN COMPANY THAT OUR ROOF WAS IN BAD SHAPE WITH MINIMAL LIFE LEFT. THIS CAUSED US TO LOSE THE LOAN. DO NOT DEAL WITH COMPANY IF YOU ARE LOOKING FOR A LOAN OR REFI, YOU MAY NOT GET IT.
