My house in Stonefield Home (Bellevue) in Merced, CA has had many problems, and I've only owned my "brand new" house for 9 months. Be ready to spend some serious cash to get your yard drainage and other problems fixed. My yard got flooded on both sides, and RBG Construction's generic response was "You signed the paperwork that the grading met Merced standards," and the side swails are designed to direct water from the sides/back to the front.
