Mike Carroll review I wish I would have researched this service earlier. The 1 Star rating does not describe how bad this service was with Southern Homes….notably Michael Carroll….i guess he is the owner. I called around to multiple appraisers and apparently they were all busy. I was offered referral to Michael Carroll for some reason. I imagine that reason is because they are not good at what they do and the others understand setting the bar so low is in their favor. Don’t even think about calling this business if you want a true, honest appraisal. He is unprofessional, not at all communicative, and doesn’t bother paying attention to the many details that make a difference in the value of a home.
Jim Kochevar of Southern Values is unprofessional and seems to enjoy the limited power he has over homeowners by doing appraisals and writing reports about what needs to be done to the home for the loan to go through. After some back and forth discussion with him I did not allow him to complete the appraisal on my home and escorted him from my property with some colorful language explaining to him how I felt about his performance and professionalism.
Based comps off of sales that were over six months old. Comps were not based off of recent sales. Appraised value was based off of an unfurnished home even though the offer is for a fully furnished home with all new appliances. Refused to re-evaluate the appraisal after these items were bought to his attention.
