Richard Smyth did an appraisal of my house for my lender and his opinion is close to worthless. He included a room that did not have heating and cooling as dwelling space in his report. And then his estimate of that room was about 50 square feet short. On top of that mistake, his appraisal had several clerical errors that had to be corrected which in turn delayed responses and answers, from my lender, to me. If you can avoid this company and Richard in the future, I would recommend doing so.
