Optimum Property Management is terrible. Avoid them at all costs. My community has been using them for years, and they have consistently been dismissive of homeowner complaints, unreliable about posting meeting information, and combative toward any community members who disagree with how things are being done. I’ve tried calling, emailing, and communicating through their owner portal many times over the last few years, and it is almost impossible to get any kind of reply. I live in the Huntington Continental Townhomes in Huntington Beach which is managed by Optimum for our HOA. I've reported a serious rat problem in our community multiple times over the past few months, but nothing meaningful has been done to address it. I've personally killed six rats in the common patio areas behind our homes in just the last three months. I have no idea why my HOA switched to this company, but it was extremely frustrating that it happened. When the switch was made, I emailed the community contact person at Optimum multiple times to ask about the new gate entry system that was being installed. They installed a new entry system with minimal communication to residents and almost no instructions, but they gave us a dead line to get it done by. It took her forever to get back to me. The best way I can describe this establishment is ineffective! unfortunately they manage few of my properties, but hopefully not for long. They could care less about reviews, customer service, fiduciary duties, complaints,...Been over a year since we started requesting enforcement of CC&R's parking rules, but in this community (Valencia in Tustin Ranch) make friends with a board member and rule! even if you are just renting and here for a few years.
