As a local Sanibel resident, I have dealt with Phaidra McDermott on two transactions. From hiding a title cloud to failing to disclose material defects, I’ve experienced some of the most unethical tactics with Phaidra. I will specify what I feel are the drawbacks for seller and buyer per my own opinion through transactions with this agent. Seller (or anyone else) beware! This broker engages in sharp practices. Even though the listing contract expressly provides for a set term and expires on a specified date, this broker tries to hold on to the listing after the term expires by relying on a separate provision saying the MLS listing is for one year. I had to file a complaint with the Sanibel Captiva Realtors Association before this broker would release my house’s listing even though the listing expiration date was months before.
