There are some good employees. However, they denied termite treatment on an FHA sale. The inspector noted active termites, and recommended treatment. He noted structural damage to the garage Sage DENIED treatment as no 'live' termites were seen. Termites live in tunnels. The inspector noted active tunnels. A subsequent inspector found live termites within 10 minutes. He wrote a report and took photos. These were sent to Sage. They took a $1000 non-refundable deposit on a contract to purchase a home with a financing contingency, knowing the water couldn't be switched on and the appraisal couldn't be completed to remove the contingency. They took a $375 (non-refundable) extension fee the day before telling us they were sorry and they didn't know what to do as the water in the house couldn't be switched on. The house was winterized and the appraisal couldn't be completed. They didn't refund any monies.

As a Real Estate Broker who has sold a number of HUD homes with different HUD asset managers, including Sage Acquisitions, I believe the majority of the problems lie with the misunderstanding about how to buy a HUD home. First, they buyer does not go directly to HUD to buy a home; they use a HUD NAID Certified Real Estate Agent who is either the selling broker or the listing broker.
