Got a signed $12,100 quote from Roofing America for full replacement, ridge vent, and haul-away. After tear-off they said it’s $20,600 due to “extra decking, drip edge upgrade, permit fees, and disposal.” I showed the contract and the PM said “the estimator didn’t check the attic.” With my house open I approved it. Crew left nails everywhere, cracked a skylight, and didn’t install the kickout flashing — water now runs behind my siding.
