Absolutely ridiculous :) they are all money hungry beyond belief. They want to be compensated for every single issue that isnt my fault. They do not care about anyone that lives there and they only want you to pay. When i need to speak to someone they do not care but once they need money they send it to my email every single day without fail. I lived here from 2024-2026 in a 3bed, 3bath. I hope this helps someone make the right decision. Pros: Rent is significantly cheaper than pretty much every other apartment complex in Bloomington (especially furnished) Management and staff try to resolve issues pretty quickly Lots of amenities Close to College Mall, Target, Kroger, etc. City bus stop close Cons: Despite cheap rent and living in the EXACT SAME UNIT- my rent was RAISED by nearly $100 my second year. I lived at Reserve on Third from 2022 until 2024 and it was a terrible experience all around. For context, Ro3 is owned by a large corporation that specializes in student living. With that being said, they know how to squeeze every penny out of their residents. Because they offer cheap rent, they will look to charge you excessive fees in other places such as cleaning or “damages”. This is my first year living at Reserve on Third, and the experience has been incredibly disappointing. On move-in day, I walked into a sink full of moldy dishes and old tenants’ belongings scattered all across the living room floor. When I notified management, the only response I got was, “What do you want me to do?” In a snarky tone. No apology, no accountability, nothing.
