I lived at Reserve on Third from 2022 until 2024 and it was a terrible experience all around. For context, Ro3 is owned by a large corporation that specializes in student living. With that being said, they know how to squeeze every penny out of their residents. Because they offer cheap rent, they will look to charge you excessive fees in other places such as cleaning or “damages”. This is my first year living at Reserve on Third, and the experience has been incredibly disappointing. On move-in day, I walked into a sink full of moldy dishes and old tenants’ belongings scattered all across the living room floor. When I notified management, the only response I got was, “What do you want me to do?” In a snarky tone. No apology, no accountability, nothing. Living at Reserve on Third was an extremely disappointing experience. After moving out, I was told I’d be receiving a refund/overpayment check, but management has ignored my repeated attempts to follow up. The lack of communication and accountability is unprofessional and stressful. During my time living there, the overall quality was very poor. Upon moving in, I noticed a patch of black and pink mold on the ceiling of my shower. I notified them (during welcome week when classes weren’t in session) and maintenance just spray painted over it (not sure if it was paint specifically for mold or not). The mold returned shortly after and it seemed as though the ceiling was also beginning to fall in too.
