I hired Rachael Sanderson/Redfin to help me buy in Denver. I decided to make an offer on a flipped home with inspection contingency safeguards. After inspections, we made a lengthy list of fixes, and the seller agreed. Our contract specifically required all repairs with proof of completion by licensed professionals no later than 3 days prior to closing.
