I recently used Bill Gibson to sell my home and help me buy another, He was fined $500 for posting the house for sale without listing it with the Board of Realtors to try and increase his commission. He promised me if we would let him handle the sale of both houses he would kickback a few thousand dollars. After both deals closed escrow he broke his promise and refused to give me any monies back. He made about 45K in commissions and feels so guilty he does not even return my phone calls.
