Worst property management company. I own a duplex that they used to manage for me and between tenants they did unauthorized repairs and charged me insane amounts without even any proof that the work was done, in fact the new tenants contacted me directly and showed me that they didn't do the repairs they claimed. I am an investor with 10 single family homes in Cincinnati. We started property management services with RPM for two homes in early Sept 2019. Services with RPM were ended for both homes early November 2019 with neither home being rented. While they might have an excuse or two for lack of performance, one of the homes was rented to a qualified tenant within 1 week of transfer from RPM to another management company. I could go on and on about this unprofessional company for days. I wouldn't even rate it one star. My biggest issue in the 3 years I rented through them would have to be when the upstairs tenant moved out and RPM sent a crew to fix up that unit but instead gave the crew keys to my apartment. I woke up with a bunch of men trying to come into my property at 6 in the morning! Thankfully my dog was there to scare them off because it wouldn't have ended well. There was never a apology or anything.
This company has done an absolutely terrible job for my family. They were managing our property in Louisville, KY. When our tenant left without paying rent for a few months, their job was to follow up with legal proceedings. This has been several years in the making now, they barely ever followed through with updates, we had to constantly ask them for any kind of updates. We also always recommend that owners remove all of their personal items to minimize the risk to those as well. I rented a home from this company for 3 years from 2015 to 2018. I had a great experience with my dealing with this company. When we had a service repair the company made arrangements and the repair was completed within a day or two. The service people were always professional and completed the assigned task in a timely manner. The only complaint I have is that as many of the other comments if you try and call them you may as well try and contact the Pope. They do not answer the phone. I'm pretty sure all of these 5 star reviews are fake, not only because they are anonymous, but because there is no way RPM could get a 5 star review. They are the AWFUL. Do not, I repeat, do not rent from them! They never answer the phone or call you back. They are very slow to respond to emails-- took weeks to months with multiple emails sent from me. During our rental lease, which was four years we had no issues at all. Until we moved out and now they are flaming our security deposit. We have notice, left the home spotless and followed everything that had to be done. Now they are claiming we did not complete our lease, even though we gave 30 day notice and the homeowners were putting house up for sale. I have reached out to the homeowners who do not know about this. It's sad that they want to keep the money that is owed back to us.

I rented a home through this company for a year. At every turn there seemed to be major issues. At the beginning of the lease the leasing agent had to redo the lease agreement multiple times as the fees, deposits, etc never added up to the amount that we were being asked to pay. Maintenance was slow to respond, even to major issues.
